Screening standards and fair housing
Sun Stone applies written screening criteria consistently and evaluates applicants in accordance with applicable fair housing and source-of-income laws. Housing Choice Voucher and Section 8 applicants are considered without discrimination. When an income standard is used, applicable California rules require the applicant's portion of the rent to be used when evaluating that standard. Learn more on our Tenant Screening page.
Lease signing, deposit and move-in
We prepare the lease and coordinate signing. We coordinate the move-in and security-deposit process in accordance with the management arrangement and applicable California law. Before the tenant moves in, we complete a walkthrough with photos to document the home's condition; it is included with tenant placement. For the rules behind deposits and rent caps, see California landlord compliance. This is general information, not legal advice.
