Rent Collection
Getting paid on time shouldn't be the part of owning a rental that keeps you up at night.
Chasing rent is a bad use of an owner's time
Whether it's an awkward text to a tenant who's a few days late, or trying to remember who paid what this month, rent collection is the part of self-management that wears owners down fastest. It should be automatic, consistent, and handled by someone who isn't going to feel bad about enforcing the lease.

California compliance
Annual rent increases on covered units are capped under California's AB 1482 — 8.7% for Los Angeles County properties (Pomona, Claremont, La Verne, San Dimas, Walnut) and 8.1% for San Bernardino County properties (Upland, Ontario, Rancho Cucamonga, Chino, Montclair) for the current period. Pomona's own rent stabilization ordinance adds a stricter 5% cap for covered units inside city limits. We track which cap applies to your specific property so you're never over the legal limit.
Rent Collection FAQ
When do I actually get paid?
On a predictable monthly disbursement schedule once rent clears — we'll confirm the exact timing for your plan when you sign on.
What happens if rent is late?
Automated reminders go out first, followed by formal late notices per the lease terms if payment still isn't received — consistently, not based on how the conversation feels in the moment.
What payment methods can tenants use?
ACH bank transfer and card payments through the online portal.
Is there a cap on rent increases?
Yes — see the compliance section below, since the cap differs depending on which city your property is in.
