Commercial Property Management
Retail, office, and other income-producing properties, managed with the same local, hands-on approach as our residential and multi-family work.
Income-producing property needs a different kind of attention
Sun Stone actively manages commercial properties alongside our residential and multi-family portfolio — retail, office, and other income-producing properties, with professional/medical office and light industrial/warehouse space handled where applicable to the property. Lease structures, maintenance responsibility, and reporting all work differently than a residential rental, and we manage them that way rather than forcing a residential process onto a commercial asset.
Commercial management, done properly
Lease Administration
Lease abstracts and critical-date tracking — renewal windows, escalations, insurance expirations — so nothing gets missed.
CAM & Operating Expenses
CAM estimation, billing, and year-end reconciliation against actual costs, handled according to your specific lease terms.
Vendor & Maintenance Coordination
An established vendor network for preventive maintenance, HVAC, and repairs — responsibility allocated per your lease, not assumed.
Insurance & COI Tracking
Certificate of Insurance compliance and expiration tracking across your tenant roster.
Tenant Improvements
Coordination of TI scope and vendor work once terms are established between owner and tenant.
Owner Reporting
Rent roll, CAM reconciliation status, and upcoming critical dates alongside standard financial statements.
A note on responsibility and compliance
Commercial lease terms vary enormously — who's responsible for a given repair, how CAM is calculated, who carries which insurance, and how ADA accessibility obligations are allocated all depend on the specific lease and property, not a one-size-fits-all default. We review the actual lease before making any determination, and for accessibility questions specifically, we'll recommend a qualified legal or accessibility review rather than offering a definitive answer from a website.
